Refinance net worth modeling beats payment-only calculators; honest marginal tax and opportunity cost math.

Strengths
  • Genuinely comprehensive financial model: captures tax deductions, PMI elimination, closing-cost opportunity cost, portfolio growth, and break-even timing—areas most calculators skip entirely
  • Interactive side-by-side scenario comparison with persistent save state allows real-time what-if analysis without context loss
  • Thoughtful UX: pre-fills IRS caps ($750k), SALT limits, marginal vs. capital gains tax, nominal vs. real returns with clear explanatory tooltips
Weaknesses
  • WIP status and lack of mobile optimization may limit adoption; no indication of deployment scale or user feedback yet
  • No API or automation path for agents/advisors to batch-run scenarios; single-user web form limits distribution

Homeowners evaluating mortgage refinancing decisions

Post Description

I'm in the middle of trying to refinance and kept getting frustrated that every calculator online basically just tells you your new monthly payment. There's a lot more to the decision than that; tax deductions, opportunity cost of the closing costs, cash-out vs. pay-down, PMI, what happens to your investment portfolio in each scenario. So I built something that models all of it and shows the net worth impact year by year. You can compare multiple scenarios side by side and save your inputs for later. Still a work in progress. Would love feedback if you use it.
